Be glad you aren't in the Seattle/King County area Ricky. A guy I worked with had a 40' x 60' done there. It took over a year of environmental, wetland (swampy area 1/4 mile away) impact, and seismic studies before he ever got the permit to build. Of course he had to fund all that. Studies and permits alone were over $12K.
After he had the structure up the county came out to inspect and told him he couldn't have the 20' x 40' concrete approach he had planned. They feared it would send too much rainwater across his 3 acres and to the roadside ditch and 1/4 mile down to the swampy area which could upset it's, "delicate ecological balance." He was about as mad as anyone I've ever come across. |

Ricky.
What is the stone/dirt they are placing? How are they achieving suitable compaction? Might be a little late, but I would wonder why the didn't strip off the top soil unless it was just a skim layer above the sand. You look like you could use someone with Soils Certs... I might know someone..

And........so, this Other Thing is Happening
He stripped of the turf (just the "organic" layers to expose the topsoil) The material being added is "select fill 70/30". As much as about 4' deep. The compaction assurance methodology is about six hundred trips across it with a 20,000 lb tractor. We're not building 6-ton per square inch highways here, just a pole barn. I didn't realize just how much slope was there. It looks like a veritable mountain in this little yard. Add a 14' walled, 4:12 pitched metal building and....damn. The floor of the shop will end up about a foot lower than the floor of the house. The eave will be about 5' higher and the peak of the shop roof will tower over the house. I will be not the least bit troubled by this. There is no HOA here and the city's P&Z has approved the site plan. Permitting in place for site work, environmental has signed off, next steps are getting the stamped building drawings in and getting the imprimatur of the Building Dept, Plans Examiner (who I previously ticked off) and a blessing from the Grand Poobah. The G.P. himself has previously intervened in my favor in my dispute with the Plans Examiner as to what constitutes "structural concrete". I *hope* the trend continues.
I am VERY glad that I don't live in one of the areas where the bureaucrats have gone full gonzo. The EPA's relatively recent blanket claim of purview over all water, standing or rumored to stand is a textbook example of why some recent elections have surprised some folks. Due to the power company's easements on the west and south, there is a limited area where I'm allowed to place it.
I wish I could've placed it against the west or south fence but, alas, no go. Here's the site plan (the red number changed to "5") And today the pad is officially completed at 23 truckloads.... and a LOT more money than budgeted for dirt. Ahh. That's troubling...because it's a case of bureaucratic rule making that may actually make *sense*.
