OK, scratch all that. I found out that my builder is.... let's say, Highly Sought after.

It turns out that he's being pursued by a couple of dozen litigants, who would all like to catch up to him. I have become increasingly concerned by his actions and just before sending a big chunk of cashier's check his way I tripled-down on my previous scrutiny of him. Eventually I found out that the reason I wasn't finding much info was because he was flat-out lying about his identity. The guy is a cheat. I had to spend lawyer money and I'll certainly never see the down-payment returned. So, another day, another lesson (re-)learned.

Thanks, y'all. Yes he does need some intervention. I've lost some but I managed to avoid being into it a lot further. I'll never *know* if he might've completed mine properly... he HAS built some that I have seen, but apparently some hefty percentage of his customers become victims while a few get a decent building. We all know how my luck goes.... I doubt I would've been one of the blessed.
The lesson I've had to re-learn is that if one is emotionally invested in a project, it's way too easy to "put on blinders" and completely lose sight of objectivity and skepticism because you want the promised result sooooo much that you (I) ignore all the alarms that are warning you away.
This has been another educational expense.
I've stepped back, calmed down and assessed. Now I regroup and proceed, eyes open, this time.
High likelihood that I may order materials and just build it my damned self.

About 8-10 years ago, I helped a neighbor unload and haul up the parts for his 30 x 40 shop. It was all I beam bolted to a concrete slap. He had a good sized tractor, so it helped with getting the pieces from the pavement in front of our house, up the gravel road 1/4 mile to his.

Thought I would add this.

Unless you have fully vetted a contractor, never, ever pay up front for anything. Most small guys cant float cost of materials until they're paid...I get that, but that payment should be made when materials show up, even if you make the payment for them. The more they protest the more skeptical I would be. I've seen it over and over, they are chasing your money to pay the bills from the last job, or to outright take you.

Never provide payments for labor in advance. Good practice is to establish a schedule of values up front even if a basic one to establish fair progress payments

Mobilization xxx.xx, material xxx.xx. Building close in xxx.xx etc.

It's Monday! Starting over with an entirely fresh effort at this building. An unabashed D-I-Y-er I had been planning to let the pros do this one for speed and other reasons.
After losing a couple of grand to this shyster I'm regrouping and will likely take a more hands-on approach. I'm now going to be getting a materials list out for quotes. I gained one tangible thing from this so far that is (or can be) utilized and that is a professionally drawn (and stamped) set of engineered plans, drawn to my design, spec'ed to my liking and already blessed by the city.
Built to these drawings, it will be stronger than any of the standard builds done by the established post-frame companies. I can get the materials and build it myself or hire a local to frame and/or complete it on a piecework basis. If I hire a pole barn company (a legit one) to build, they'll not build my drawing but their own design and I'll additionally have to pay them extra to obtain engineered drawings of their design to appease the city.
I'm still going with post-frame (pole barn) construction (not red-iron or stick) as the budget concerns are tighter than before. Going with the plans I (over-)paid for has some merit, I think.
A new adventure!
